I hired a property manager in the past and it didn’t work out so well. How are you different?
Typically what we see is landlords and owners tend to hire one of the large
management firms, or even the Realtor who sold them the property, to manage
their small rental property. In the case of the large management firms they
typically manage large multi-unit buildings along with small rental properties.
Their priority is serving the large property owners as that is where their bread
and butter comes from. As for the Realtor, her/his focus is on selling property,
not necessarily managing your property. Since we specialize in small rental property
management your property is our focus. We understand your needs and work hard to
help you maximize your investment.

Am I required to make my property available to Section 8?
No, you are not. However, by doing so you make your property available to a
larger potential pool of tenants, help someone who needs a hand up and will
receive some or all of your rent as a direct deposit from the housing authority.
If you choose to make your property available to the tenants in the Section 8
program we will handle all tenant screening as well as all inspections and
paperwork necessary with the Housing Authority.

Are you licensed?
All of our leasing agents are Realtors licensed in the State of Louisiana.

Can I reach you after hours?
Yes, you may reach out to us via the owner’s portal on our web site at
any time and you will be given a 24 hour phone number you can call to
contact us.

Can you put the money directly into my account?
Yes, we can make deposits directly to your local bank account and may
also be able to transfer money directly to your bank account.

Do I get to see the lease or sign it?
Yes, we will review the lease with you and you will have the opportunity to sign.

Do you sell real estate too?
Anchor Property Management does not sell real estate but our sister company does.
They will be more than happy to assist you with all of your real estate purchase and sale needs.

How and when do I get my checks?
Payments to owners are typically ready on or before the 10th of the month.
The method of delivery is up to you. We can mail a check, deposit a check
into your bank account at one of your bank’s local branches or, in many cases,
we can make an automated clearing house (ACH) transfer directly from our
rental deposit account to yours.

How is rent collection handled?
Tenants have a variety of ways they can pay their rent and all rents are
collected in our rental deposit account. After any of your bills are paid,
and management fees deducted, your payment will be ready to send to you.

How long of a lease do you sign?
Our typical lease term is one year. If a tenant requests a shorter, or longer,
term we will consult with you prior to making any such arrangement.

How much security deposit do you charge the tenant?
The typical security deposit is an amount equal to one month rent. If your unit
accepts pets we also typically collect a pet deposit. All security deposits are
held in our Security Deposit account.

How soon can you start managing my property?
The process can be completed very quickly. We will want to meet with you and view
the property. We will discuss the management agreement, your expectations of us,
our expectations of you and, if we are a fit for each other, we can begin managing
your property immediately.

What type of properties do you manage?
We specialize in small rental property management (1-4 units) including single family
homes, duplexes, fourplexes as well as small apartment buildings up to 25 units.

What type of reports do I get and how often?
You will receive a monthly statement of account but you can log into the owner’s portal
on our web site at any time and view past statements and reports as well as up to date information.

Who holds the tenant security deposit?
Security deposits are typically held by us in a special security deposit account.
